Why the Leak Is Rarely Above the Stain

Roof leak repair in Sherman goes wrong more often than any other job in this trade, and it goes wrong for one reason: the water gets in somewhere other than where it appears. Water entering at a chimney flashing will run down the sheathing, along a rafter, and drip off a nail head ten feet away before it ever touches drywall. Repair the ceiling side and the stain comes back with the next rain. That matters especially here, where our rainfall arrives in volume. Sherman averages over forty-four inches a year and May alone brings more than five and a half of it.

A leak that seems minor in a light shower reveals its real size during a proper North Texas downpour. We approach a leak as a tracing problem first and a roofing problem second.

What Leak Repair Covers

Everything between the stain you can see and the hole you cannot.

  • Interior assessment of the symptom

We start with what you can see, the stain, the drip, the damp patch, and note its exact position relative to the roof planes above it before going any further.

  • Attic tracing with a light

Where there is access, we follow the water staining on the underside of the deck and along the rafters back uphill to the actual point of entry. This is the step most commonly skipped and the one that determines whether the repair holds.

  • Penetration inspection

Pipe boots, vents, turbines and mounting feet are checked individually. A split boot is the most frequent single cause we find on Grayson County roofs and it is a fast fix once identified.

  • Flashing inspection at all junctions

Chimney, wall, dormer and skylight flashing, including whether an earlier repair was a proper flashing job or a bead of mastic buying time.

  • Valley inspection

Valleys carry concentrated water and fail at the membrane long before the surrounding field shows any problem.

  • Fastener and nail-pop check

Backed-out nails lift the shingle above and open a path straight through the deck. Common on roofs that have been through several Texas summers of thermal cycling.

  • Water testing where the source is not obvious

If tracing does not settle it, we run water on the roof in controlled sections while someone watches from the attic, isolating the entry point rather than guessing at it.

  • Repair of the identified source

Boot replacement, flashing rebuild, valley repair, shingle replacement or decking repair as the finding dictates.

  • Damaged decking replacement

Where water has already softened the sheathing around the entry point, that section is cut out and replaced rather than roofed back over.

  • Written findings and photographs

You get the images of what was actually causing it, which also matters if the leak later forms part of an insurance conversation.

How We Chase a Leak Down

  1. 1

    Inside first

We look at the symptom, get into the attic if we can, and work backwards along the water's path. Water travels downhill along framing and decking, so the entry point is always uphill of the stain, sometimes substantially. This part typically takes thirty to forty-five minutes and it is the part that decides whether the repair works.

  2. 2

    Confirm from the roof

Once the attic evidence points to an area, we go up and confirm it from above. Usually the cause is immediately obvious once you know where to look: a split boot, a failed flashing leg, a lifted course, a nail that has backed out. If the attic is inaccessible or the evidence is ambiguous, we water-test in sections until it is not.

  3. 3

    Repair and verify

We fix the source, replace any decking that has gone soft around it, and rebuild the roof system over the repair properly. The area is left watertight and the repaired section carries our written workmanship warranty. You get the photographs of the cause and the completed repair.

Why Bring Us the Leak

We find it rather than approximating it.

The reason a homeowner ends up with three leak repairs and a leak is that each one addressed the nearest plausible spot. We take the extra hour on the front end to establish the actual entry point, and that is the difference between a repair and a series of them.

A leak is not automatically a new roof.

An active leak is the moment a homeowner is most likely to be sold a replacement, because they are worried and want it to stop. A great many leaks in Sherman are a failed component on a roof with years left. We will tell you which one you have.

Water damage gets worse quietly.

Beyond the ceiling, a running leak soaks insulation, which stops insulating, and keeps sheathing damp, which invites rot and mold. We look at what the water has already reached, not only where it came in, so you know the full extent rather than the visible part.

Stop It at the Source

Every rain adds to the damage above the ceiling, where you cannot see it. Getting the entry point identified properly is a short visit, and it is considerably cheaper than the repeated repairs that follow a guess.
